The Caledonian Engineered Lomond Oak Brushed and Oiled is designed for homes wanting a more traditional oak floor with extra texture and natural character. The combination of brushing and oiling allows the grain detail within the oak to stand out more clearly, while the narrower plank size gives the floor a classic and timeless appearance once installed.
Each board measures 125mm wide, creating a more detailed floor pattern compared to wider contemporary planks. This narrower format works particularly well in period properties, cottage-style interiors, and rooms where a more traditional wood floor layout is preferred. The boards are supplied in mixed lengths, helping the finished floor feel less repetitive and more natural throughout the room.
The surface is finished with a combination of brushing and oiling. Brushing lightly textures the oak by removing some of the softer grain, helping the natural markings and grain patterns become more visible underfoot. The oil then enhances the colour and warmth of the wood while allowing the surface to retain a softer and more authentic appearance than a heavier lacquered coating.
This is mixed grade oak, so visible knots, tonal variation, and grain movement are all part of the finished look. These natural features add depth and individuality to the floor and help it retain the character expected from real oak flooring.
The floor is built using an engineered multi-layer construction, designed to improve stability compared to solid wood flooring. This helps minimise movement caused by changes in humidity and temperature, making the floor suitable for conservatories and water-based underfloor heating systems. Bathrooms and areas exposed to standing moisture should still be avoided.
With an 18mm overall thickness and a 4mm solid oak wear layer, the floor has a solid feel underfoot while also offering excellent long-term durability. The wear layer allows the floor to be sanded and refinished up to three times during its lifespan. In most homes, refinishing is unlikely to be needed for many years, but it does provide additional longevity over thinner engineered products.
Installation uses a tongue and groove fitting system, with boards designed to be glued together and typically installed as a floating floor. An underlay is usually fitted beneath the flooring to help improve insulation, reduce sound transfer, and provide some protection against minor subfloor moisture. For water-based underfloor heating, a 4mm compressed rubber underlay is recommended, with floor surface temperatures kept below 27°C.
As this is an oiled floor, the surface is not fully sealed, so spillages should be cleaned promptly to help avoid moisture marking. One advantage of an oiled finish is that smaller worn or scratched areas can often be repaired locally without refinishing the entire floor.
When ordering, allow approximately 10% extra for cuts and wastage, plus an additional 5% for natural grading variation.
