The Highgate Engineered Coffee Distressed Oak Oiled is a 20mm engineered oak floor with a substantial 6mm wear layer, designed for homes that want a darker wood floor with a more aged and characterful appearance. The deep coffee tones add warmth and depth, while the distressed surface gives the boards a more lived-in feel from the moment they’re installed. The engineered core helps reduce movement caused by changes in temperature and humidity, and the floor is suitable for water-based underfloor heating.

Each board is 190mm wide, helping to reduce visible joins across the floor and create a more spacious layout. The wider planks work particularly well in larger rooms where you want the flooring to feel less broken up.

The surface is distressed and oiled. The distressing adds extra texture and variation across the boards, creating a more traditional and slightly aged appearance. The oiled finish enhances the darker coffee tones and natural grain without adding a heavy surface coating, helping the floor retain a more natural look.

This is mixed grade oak, so you’ll see knots, grain variation, and tonal differences between boards. These natural details work well with the distressed finish, adding extra depth and preventing the floor from looking overly uniform.

This is a fixed length product, so boards are supplied in set sizes rather than mixed lengths. Each pack may include starter boards to help you stagger the layout for a more natural finish, helping to reduce visible repetition across the floor once installed.

The 6mm solid oak wear layer allows the floor to be sanded and refinished up to five times. In most homes, this won’t be needed for many years, but it gives the floor a significantly longer lifespan than thinner wear layers. Combined with the 20mm thickness and engineered multi-ply construction, it creates a particularly solid and durable build.

Installation uses a tongue and groove system, with boards designed to be glued together. It’s typically installed as a floating floor over underlay, which helps improve insulation and reduce noise. A 3mm underlay is commonly used, while a 4mm compressed rubber underlay is recommended when installing over water-based underfloor heating, with a maximum surface temperature of 27°C.

Because this is an oiled wood floor, the surface is not fully sealed. Spills should be wiped up promptly to prevent marking, and it’s not suitable for bathrooms or areas with standing water. The advantage is that worn or scratched areas can be repaired locally by sanding and re-oiling, rather than refinishing the entire floor. The distressed surface also helps disguise small marks over time.

When ordering, allow around 10% extra for wastage and cuts, plus an additional 5% to account for natural variation in grading.
