Highgate Engineered Smoked Oak White Oiled and Distressed 220mm x 15/4mm Wood Flooring

The Highgate Engineered Smoked Oak White Oiled and Distressed flooring features lighter tones with a textured, aged finish, giving the boards a more characterful and lived-in appearance.

Each board measures 220mm (22cm) in width, helping to create a more open and spacious feel, while the 15mm thickness includes a 4mm solid oak wear layer. This wear layer allows the floor to be sanded and refinished up to three times, although this is typically not required for the first 10–15 years in most domestic environments.

The engineered construction helps reduce movement caused by changes in temperature and humidity, making it suitable for most rooms in the home, including conservatories. It is not suitable for bathrooms. This flooring can also be used with water-based underfloor heating systems.

This flooring is typically installed as a floating floor, with a 3mm underlay laid beneath the boards. This helps protect against minor subfloor moisture while also improving sound insulation and heat retention. A 4mm compressed rubber underlay is suitable when installing over water-based underfloor heating.

As this is an oiled product, the surface is not impermeable, so care should be taken with spillages.

Each pack may include starter boards to help you stagger the layout for a more natural finish.

When ordering, allow 10% extra for wastage and cut-offs, plus an additional 5% to account for natural grading variation.
